Rerouting Sewer Lines Saves Construction Costs

Bennett Engineering Services provided entitlement services for this 42-acre, greenfield development featuring a clubhouse, duet homes and assisted living, memory care, and skilled nursing facilities. The site offered design challenges including significant elevation differences and stormwater runoff from neighboring properties. Detailed grading plans were developed to ensure senior mobility and an additional detention basin was added to accommodate excess runoff.

When neighbors objected to a secondary access point, the team worked with the fire department to develop acceptable gate testing and inspection services for an emergency-only entrance/exit point. The team also worked with the Sacramento Area Sewer District to reroute sewer lines from the master-planned connection point to a closer connection that would cut construction costs and minimize construction impacts on neighboring roads.
