Roseville Industrial Center is a 41-acre industrial site in Roseville, California. The project was designed around an existing 400,000 square foot building on a 15-acre lot with numerous tenants including a water bottling company and a distribution center. The project involves land use changes in order to allow office type development on approximately 9 acres of the site, and 17 acres for additional industrial development.

Our project objectives included providing civil engineering design for water, sewer, storm drain, and dry utility underground facilities and roadway, access, parking and drainage surface infrastructure design for future development. BEN|EN efforts included preparing planning approval documents, complete improvement plans, and completing a drainage analysis of off-site pipes. We prepared a 23-lot tentative and final map and processed through County recordation.

Challenges | Solutions

A railroad spur traverses a portion of the property. BEN|EN provided railroad crossing plans and coordinated with the client and Union Pacific Railroad Public Utilities Commission to ensure traffic safety requirements were met for the design of an access roadway.

To avoid impacts to existing underground utilities, they were designed to be bored at crossings.

The project included right-of-way acquisition and Ingress/Egress abandonment through the City of Roseville. BEN|EN prepared right-of-entry agreements and exhibits.
